Issuance of energy certificates
Heating is nothing other than the ongoing elimination of construction and planning deficiencies.
When renting, leasing or selling buildings or objects of use (i.e. houses, apartments or business premises), an energy certificate must be presented and handed over. The obligation falls on the seller or the landlord or lessor.
The obligation to provide information about the energy-related condition of the building already applies in principle to real estate advertisements.
The presentation of an energy certificate or the failure to present or issue an energy certificate has consequences under warranty and compensation law. There are also administrative penalty provisions in the event of a breach of the obligations.
In addition to traders, civil engineers in the field of architecture are also entitled to issue an energy certificate.
What is an energy certificate?
The energy certificate is the certificate of the overall energy efficiency of buildings to be prepared in accordance with the respective (mainly state) technical building regulations by calculating their energy requirements. The energy performance certificate also includes an overall energy indicator and recommendations for optimizing energy efficiency.
What information does an energy performance certificate provide?
An energy performance certificate consists of:
- the master data of the building: type of building, location, heating requirement, data of the energy certificate issuer and validity of the energy certificate (maximum 10 years)
- detailed result data: building data, climate data, calculated final energy demand broken down into
Heating requirement, cooling requirement, hot water heating requirement, heating technology energy requirement, etc.

All relevant building data as well as the planned or existing building services are clarified in advance on the basis of a handed out checklist. If there are no as-built plans, our office usually takes a rough physical survey of the building. If necessary, component openings are carried out with the most damage-free opening of relevant components. After this work, it can then go to office work. Our office has licensed calculation software (GEQ) that we use to issue energy certificates for building permits, funding agencies, rentals or sales.
